In order to make sure you enjoy your stay without having to care about anything, here are the Terms and Conditions

  • Summary

We are AMAR Grupa d.o.o. Travel Agency who’s running Web site www.villascroatia.net.

We would be honored to be Your booking agent for renting a villa or house anywhere in Croatia.

In order to ensure You relaxing and careless holidays in any of our properties, please read these Terms and Conditions.

1. GENERAL:

This General Terms and Conditions represent the ‘Agreement’ between You (Customer) and travel agency AMAR Grupa d.o.o (Agency).
The Agreement describe what You may legally expect from us once You decide to book any accommodation or service from our offer through us, in addition to Your obligations as a customer.
Please note that expressions We, Us, and Our, as well as Agency, refer to AMAR Grupa d.o.o. Travel Agency.
The expression You and Your refer to the customer and all other members of the group who are booking accommodation from our offer or use any of our services.

2. BOOKING & PAYMENT:

In order to make reservation of chosen villa, house, or service, the deposit payment is required.

By making deposit payment (30% or 50% of total reservation amount) this Agreement shall take effect.
By deposit payment You confirm to read, understood, and agreed with this General Terms and Conditions.
As a party leader, You accept these general Terms and Condition in Your name and in the name of the all travelers in Your party.
Booking is made at the point when We receive the deposit payment for the reservation in our Company bank account.

4. PRICES:

All prices published in our Website www.villascroatia.net displayed in € (EURO) per day per villa / house.
According to Croatian law, the payment will be calculated in Croatian kuna according to Croatian division of Raiffeisen Bank Austria’s currency exchange rate on day of the payment.

5. TOURIST TAXES:

Tourist (Sojourn tax) is obligation for all foreign and domestic citizens every realized overnight staying in any accommodation in Croatia.
Height of tourist tax depends on tourist location / destination in Croatia and period of staying.

Approximate price for adults is around 1 EURO per person per day; for children from 12 to 18 years old it is 0,5 EURO per child per day, and children under the 12 years are exempt from paying the tourist tax.

Please note that most of villas / houses in Croatia have Tourist tax included in rental price.
However, for the accommodations where tourist tax is not included in rental price, we will advise you during the reservation process.
As in these cases tourist taxes are payable directly to the owners or property managers in cash upon the arrival at the accommodation, please read the ADDITIONAL OBLIGATIONS AND POLICIES under the link of the property you booked to see if the tourist tax is included in rental price or it is additionally charged.

6. CANCELLATION:

Notification of cancellation must be made by letter, email of fax to AMAR Grupa d.o.o. Travel Agency as soon as possible.
In case of cancellation of deposited or fully paid reservation, please be aware of the following:
> Booking cancellation made more than 30 days prior the booked arrival date, the deposit payment is not refundable.

> Booking cancellation made 29 or less days prior the booked arrival date, total reservation amount is not refundable.

7. CHANGE & CANCELLATION BY AGENCY:

In case of unpredictable circumstances / 'Act of God' / (i.e. natural catastrophes, damaged accommodation units due unpredictable circumstances, economy break, had illness of the owner, war...) the Agency reserve the right to cancel the booking at any time in case the accommodation You booked becomes unavailable for use, due to circumstances beyond Our control, and in that case, We will refund You the amount of money which You have already paid for the reservation.

8. VISA APPLICATIONS:

We are able to supply additional documentation in support of visa or other, similar applications to our Customers.
However, Your responsibility is to check and fulfill the passport, visa, health, and or immigration requirements applicable to Your schedule.
Requirements may change and You are therefore strongly recommended to check all requirements according to this with the Passport Office, appropriate Embassy or Consulate office, or Your doctor, as applicable, in due time according to the accommodation booking.
Agency is not responsible for any fees regarding visas or any other expenses that may occurred due reservation process.

9. INSURANCE:

We encourage our clients to acquire Travel / Rental Insurance in order to protect their reservations in case they must cancel for unexpected emergency or other reasons.

A standard travel insurance policy provides coverage for specific reasons, but there are cancel for any reason policy, as Well as insurances from any unexpected costs You eventually face with during the rental period.
We strongly recommend You to purchase adequate Insurance policy cover for Yourself and all party members for the entire duration of Your holidays.

10. COMPLAINTS:

Customer may complain if the service is not provided as presented, or if accommodation is not as it was described by the Agency.

Customer must complain to the owner or property manager immediately, so that they have an opportunity to fix everything at the time.

Clients also have to inform the Agency about the Complaint.

Therefore, please make some photos for the evidence, and contact our office at +385 21 400 400 or CONTACT US by email.

If Clients and Owner / Property Manager cannot resolve the Complaint on the spot, Agency will intermediate in order to resolve the Complaint.

Customer, Owner / Property Manager, and Agency shall try to resolve all complaints in cooperation.

If Customers refuse adequate offered solutions from the owner or property manager or from the Agency on the spot, Complaint will be declined.

If together they fail to resolve the Complaints, the Customer accepts Croatian Law, and Jurisdiction Court in Split.

If Customer did not notify owner / property manager, and / or Agency about the Complaint, You will lose Your right for any compensation.

When the complaint is not resolved locally, You have a right in 15 days after Your departure day to address the written complaint with all evidences.
Agency will respond to Your written complaint within 15 days.

The highest compensation amount cannot be higher than total reservation amount.
In case of Force Majeure / Act of God – You are not entitled to compensation.

Agency cannot be held as responsible for Weather conditions, cleanness of the sea, beach, and sea temperatures, nor for any other circumstances which are not under direct control of Agency.

11. DAMAGES AND BREAKAGES:

The owner or property manager is responsible for the replacement or repair costs which eventually occur from the damage or breakages.
A refundable security damage deposit is required and is payable directly to the villa / house owner or property manager upon the arrival at the accommodation.
At the check-out time, accommodation should be left in the same / similar state as it was upon the check-in time.
The Security Damage Deposit amount for the accommodation will be stated in Your Voucher for the accommodation You booked which You would get from us after balance payment is completed.
A refundable damage deposit is payable to the villa / house owner or property manager on arrival and will be refunded (subject to retention) upon the departure.
Please ensure You have Security Damage Deposit amount of money prepared in cash when You arrive at the accommodation.

12. PROHIBITED ACTIVITIES:

• Pets are not allowed in villa / house or its yards without prior approval from the Agency.
• Other visitors are not allowed at the property or in the villa / house unless it was agreed in advance with the Agency and owner or property manager.
• All members of the party must behave properly and respectfully toward house rules stated on the walls inside each vacation rental, as well as respect the location of the property and impact of noise on neighborhood.
• Parties or similar with laud music included are not allowed in or around the property unless it was differently agreed with the Agency or villa / house owner / property manager.
• Members of the party or their visitors must not act dangerously, offensively, or inappropriate in any sense.

Agency reserves the right to terminate the booking with immediate effect without compensation if the behavior of any individuals within the party carry out a prohibited activity as specified in this condition.

13. NUMBER OF PEOPLE USING THE PROPERTY:

The maximum number of people is stated under the each villa / house link in Agency web page: www.villascroatia.net.
Maximum number of people, including infants, allowed at the property may not be exceeded.
Owner / property manager will only allow guests named at time the time of booking to use the property.
Owner / property manager is allowed to terminate the rental without prior notice and without refund if the number of guests in house / villa goes over the allowed.

14. ARRIVAL AND DEPARTURE:

Departure from villa / house must be by 10.00 am on the departure day and arrival should not be before 4.00 pm at the arrival day, unless it was different agreed in advance with the Agency and confirmed by the owner or property manager.

15. NOTE:

Paying a deposit for the reservation or total reservation signifies that the Customer fully comprehends and accepts the aforementioned Terms and Conditions.

These Terms and Conditions are subject of Croatian Law.
Any disagreements, claims, or other matters arising out of or in relation to these Terms and Conditions shall be governed by Croatian jurisdiction Court in Split.
