Only 30 meters from the sea and beach, and 3 kilometers from the Dubrovnik Old Town - cultural and historical center, also known as Adriatic pearl that certainly impress all its visitors with beauty and charm, this gorgeous villa is easily accessed from the Adriatic highway.

Villa is set up on 3 floors with total size of 180 square meters of living area and 600 square meters of terraces and gardens in front together with heated swimming pool.

Luxury villa Dubrovnik consists of 5 bedrooms, 3 bathrooms, toilet, fully equipped kitchen, dining area and living room, lounge, laundry, and outside summer kitchen with toilet.

Ground floor:
The entrance door of villa is equipped with security alarm system. Behind the entrance door, on the ground floor you will find a large modern fully equipped kitchen with all cooking and eating utensils, dishes, dishwasher, stove, oven, microwave oven, coffee maker, fridge, and freezer. Near the kitchen is a dining area with table and chairs and living area with sofa, LCD SAT TV and DVD player. Another room here is lounge room with fireplace / wood burning, sitting furniture, and wine cellar. Near is one toilet for common use and laundry room with washing machine and dryer.

First floor:
First floor consists of two master bedrooms both with king size bed; LCD SAT TV & DVD player, as well as air condition unit and central heating system. Both bedrooms have en-suite bathroom, first one equipped with shower tub and another with Jacuzzi bath tub.

Second floor:
More upstairs, on second floor 3 bedrooms are situated. Two of them are with double bed. One double bedroom on this floor has exit to the small balcony. Third bedroom is single. All bedrooms are equipped with LCD SAT TV & DVD player, and air condition unit, and central heating system as well. Here is also shared bathroom with shower tub.

Outside:
Outside area of 600 square meters mainly consists of gardens and terraces equipped with terrace furniture and sea views. There is heated swimming pool with sun beds and shower in front. Near is summer kitchen with separate entrance, fully equipped as the one in the villa only here is also a barbecue / grill.
Path, surrounded by pine trees, olives, lemon trees, laurel, and other Mediterranean plants, leads to the beautiful rocky / pebble beach only 30 meters distanced from villa.
